Fire extinguishers
A single-household flat or house doesn't usually need fire extinguishers by law. HMOs, blocks of flats and properties with shared areas often do, depending on the fire risk assessment and any licence conditions.
Wherever extinguishers are provided, the Regulatory Reform (Fire Safety) Order 2005 means they must be kept in working order. In practice that means an annual service by a competent technician.
What we do
- Annual servicing to BS 5306-3, with each extinguisher tagged
- Extended services and refills when they're due
- Supply and installation of extinguishers, fire blankets and signage
- Replacement of units that fail or are past their service life
- Service report emailed for your records
Emergency lighting
HMOs and blocks with shared hallways and stairways often have emergency lights, so tenants can get out safely if the power fails. Where they're fitted, they must be kept in working order under the Fire Safety Order, and BS 5266-1 sets out how they should be tested.
That means a quick monthly flick test, which you or your agent can usually do, and a full duration test every year.
What we do
- Annual full duration test of every emergency light, usually 3 hours
- Carried out by our NICEIC registered electricians
- Certificate and a list of every fitting tested, with any failures noted
- A quote to repair or replace any lights or batteries that fail
