What the law requires
Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords must have the electrical installation inspected and tested at least every five years. You must:
- Give a copy of the report to existing tenants within 28 days
- Give a copy to new tenants before they move in
- Send a copy to the council within 7 days if they ask
- Complete any remedial work within 28 days, or sooner if the report says so
Councils can fine landlords up to £30,000 for breaches.

Understanding the result
The report gives an overall result of satisfactory or unsatisfactory, with any defects coded by urgency.
Danger present. Made safe on the day where possible.
Potentially dangerous. Remedial work required.
Further investigation. Needs a closer look before it can pass.
Improvement recommended. Doesn't make the report unsatisfactory on its own.
Add alarm testing to your EICR
While we're there, we can test your alarms and note the results on your report. Landlords must have a working smoke alarm on every storey, and a CO alarm in any room with a fixed combustion appliance, from the first day of each tenancy.

- Mains-wired and interlinked smoke alarms (BS 5839-6)
- Heat alarms in kitchens
- Carbon monoxide alarms (test button check)
Testing only: we'll tell you if any need replacing. We don't test panel-based fire alarm systems or monitored systems.
