Landlord questions
How often does a rented property need an EICR?
In England, at least every five years, or sooner if the previous report says so. You must give a copy to existing tenants within 28 days of the inspection, to new tenants before they move in, and to your council within 7 days if they ask for it. Councils can fine landlords up to £30,000 for breaches.
What happens if the EICR is unsatisfactory?
The report will list what needs fixing, coded by urgency. You must complete the remedial work within 28 days (or sooner if the report says so) and get written confirmation it's done. We'll quote for the work so you can meet the deadline.
Do I need PAT testing as a landlord?
The law requires any appliances you supply with the tenancy to be safe. PAT testing is the recognised way to show that. Annual testing, or testing at each change of tenancy, is typical.
What are the rules on smoke and CO alarms?
In England you must have a smoke alarm on every storey used as living accommodation, and a carbon monoxide alarm in any room with a fixed combustion appliance such as a boiler or wood burner (gas cookers excluded). Alarms must work on the first day of each tenancy, and you must repair or replace them once a tenant reports a fault. We can test them while we're doing your EICR.
Do I need fire extinguishers or emergency lighting in my rental?
A single-household flat or house doesn't usually need them by law. HMOs, blocks and properties with shared areas often do, depending on the fire risk assessment and licence. Wherever they are provided, extinguishers should be serviced every year, and emergency lights need a monthly flick test and a full test every year.
Can I book just one service?
Yes. Every service can be booked on its own. If you need more than one, we can do them on the same visit.
Can you do the gas safety certificate?
We don't do gas work ourselves, but we can put you in touch with a Gas Safe registered engineer we trust.
Do you work with letting agents?
Yes. We can liaise with your agent or tenants for access and send certificates straight to whoever needs them. For portfolios, send us your list of properties and we'll quote for them together.
Which areas do you cover?
All of London, plus Berkshire, Buckinghamshire and the Thames Valley. We're based in West London.
